Fishers River Place development at 96th Street nears finish


Three commercial buildings with 32,500 square feet of space and 170 parking spaces will front 96th Street as part of the River Place project under construction west of Allisonville Road.

The architectural firm hired by developer CRG Residential submitted plans to the city this week detailing the commercial portion of the $135 million project on a large and long-vacant swath of land in one of the city’s busiest areas.

The one-story retail buildings will be south of a residential development and east of a nature park being built by the city along the White River. The likely tenants will include a full-service restaurant and other food-related outlets, said CRG Vice President of Development David George.

“This will be geared toward visitors to the park and residents of the apartments,” George said.

George said the apartments should be complete by Spring, 2025, and the commercial buildings should take six months to construct once they get city approval.

“One of the apartment buildings with 70 units is near complete and is taking resident applications,” George said.

The Riverplace Apartments will be seven buildings with 380 units and a center greenspace, a swimming pool, pickleball courts, two dog parks, sidewalks and tennis courts.

Sixty-six townhouses are also being built north of the apartments, George said.

A roundabout being built at the intersection of Allisonville and 96th Street is expected to be finished in the fall. It replaces a much-detested Michigan Left turn that frustrated motorists for more than a decade.

To the west along the White River, construction has begun on White River Park, which will have 2.5 miles of trails, a kayak launch, two overlook boardwalks and a creek splashing area. A gravel trail will lead to Fishers Heritage Park at 106th Street and Allisonville, where an $11 million footbridge is being built over the river to connect to trails in Carmel.

The park is expected to open next summer.

The site, east of two wastewater treatment plants for Carmel and Fishers, has never been developed but came close in 2008.

The Fishers then-Town Council approved a $500 million mixed-use property, RiverPlace, a 1.3 million-square-foot complex of homes, apartments, stores, restaurants and shops, and two 25-story high-rises.

But the Great Recession hit and finances fell apart for developer Centre Properties.
